The exposure for a second trust of $20k is not the same as a million dollar loan- the fees are higher for every one except the appraisal( and that might be higher also) and the title search- my underlying intent here was to illustrate a better way for the title searcher to off-set inflation that all the others have been able to do with a "percentage" fee rather than a flat fee.
