The questionnaire is not really detailed enough to determine if someone has the experience and expertise to complete title searches. The following statement is the reason for the questionnaire and is from their Title Supervisor: "The reason that we are requesting the questionnaire is that we may review your search standards and determine if we need to change the way that we order our work."
I asked their title supervisor the following question: "I also have a question for you. Since an Abstractor's License and a Certificate of Authority are required by the State of Nebraska for anyone doing title searching in Nebraska, does your company ask the vendors they
use here in Nebraska for a copy of those documents to prove that they are
operating within the law here in Nebraska?" I have not recieved a reply to this question. So I will assume that the answer is no. I have the required license and Certificate of Authority, and the test is a 2 day exam, so I obviously have the expertise and experience, but that did not matter to them. They still wanted me to fill out the questionaire. Which I take as meaning that they don't care if their abstractors are operating within the law here in Nebraska, they just want the cheapest work they can get, and they are using the questionnaire to determine if their cheap labor is covering the search components that could cost them the most in claims.
But that is just my jaded view of the situation. I believe I am off their Vendor list now, and will no longer be recieving searches for them because I did not fill out the mandatory questionnaire.
