At the risk of getting beat up, I still have to question the 'all or nothing' approach.  I would argue that fight as we may, times they are a changin.  When New York went online with the ACRIS system we figured that that was it, but we were wrong - work kept coming in because the system wasn't very user friendly and because our clients couldn't restructure their operation to exclude us overnight.

Admittedly, many of the companies that start doing the majority of their title work in-house are inexperienced and making a mistake, but with the availablity of online records growing so quickly I think it would be naive to think that things won't eventually change.  Eventually there will be some experienced people doing this type of work in-house and farming out the lesser portions to fill in the holes.  If it makes them more money, they will find a way.

I think the question is - how do we evolve and remain viable.  I have a 1 1/2 year old kid that I would like to put through college, do I find a new profession?  Do I stick to my guns and tell my clients all or nothing?  I would rather find some sort of middle ground that allows my company  to survive and lets me sleep at night.

I don't have as much experience as many of our colleauges and I am not implying that what I say is gospel by any means - we are just trying to survive like everyone else :-)
