Yeah... unfortunately, the buyer is a very good friend and this is his "dream home."  I feel more compelled to make this work, if possible.  I don't necessarily have a problem with the seller providing closing instructions - in fact, it is probably wise of her.  I'm sure she has heard the horror stories about title agent defalcations.  She did purchase Closing Protection Coverage, and that is what it is for.

My big problem here is, first, the late notice that she was going to require me to sign closing instructions before she will send back the executed docs.  We are scheduled to close Monday morning and it would have been nice if I had been apprised of the closing instructions sooner.

Second, for whatever reason, she won't send me the closing instructions until she has reviewed the closing docs. It is hard to comply with closing instructions the don't come over until after every thing has been prepared.  Any changes that may result from the closing instructions will probably delay the closing, which will mean the lender will have to re-do docs for a later date.  The sales contract will need to be extended and I'm not sure when the borrower's rate lock expires.

But, what can we do?  I am just hoping to get the instructions and find nothing out of the ordinary so we can proceed and get it all taken care of in time to close on Monday.
