Robert: I just can't see why the clerk's would put only "some" of the land records on line- what good does that do anyone- unless someone is looking for just pieces of the record room. I guess if all one wanted was  copy of a deed or easement- it would do the job- but if they are going to the expense of putting almost everything- why not go ahead and provide everything?

Now as far as the SS# you have described- your clients don't provide you with a SS# usually? How do they make application for whatever it is they are doing? No tax forms to fill out, no credit check to do? The settlement companies I do work for always seem to be able to access the SS#'s from somewhere in the file- and then they verify the tax liens with the client and the IRS also.
 And then you say you leave it up to the client to determine if it applies or needs to be paid-isn't that a little bit like letting the mouse stand guard over the cheese? How many have just said-nope, that's not mine? I am sure I mis understood your intent on that one- just doesn't sound right to me.
