Diane: At least somebody actually "sees" this- when ever I mention that it looks like the prior title search was a little on the "short" side- it is just something they take- I guess there is little that can be done about it by then- just a warning that it has occurred is all that is forthcoming. The short changing of the customer is the shame here too- they expect that what they pay for is actually what they got- and in the end- , even if they could understand and read the title- they would not know a real "full" search from a CO bring down anyway- some look identical- just less pages!! The people I do work for know, that while I don't load their e-mail up with unneeded pages of documents-if they need copies of all the deeds or anything in the chain- I have it waiting for them in a moments notice-I save everything that pertains to that case with a copy in their file. Just in case someone ever questions if I am doing "full" searches or not- the proof is waiting for the call!
