Scott - I always read your posts and think you are almost always right on.....  question though... what's your take on ABSTRACTORS/SEARCHERS that promise say 5 day full search and send their report late..... or incomplete....... or....etc......

i mean..yes, of course the Title company should not use them again...... but regarding payment?

I always paid regardless (i'm an idiot).... but SOT has been trashing Title companies a LOT recently...... and not ONE, not ONE Abstractor has said.. "well i screwed up MY AGREEMENT.....and expect a no pay, less pay or late pay".

 I expect you would agree that a normal distribution curve says that many in SOT are 'below average' in doing their contractual agreement. 

Being on this site may skew that overall performance a bit to the right, but certainly not all.   I KNOW people have lied on here regarding some comments but I will not get into the mob trashing that occurs (I will not name names).........

I respect your opinion, thus the question.
