I'm not sure how the seller's instructions could possibly change the lender's docs.  The only change would be a charge on the HUD if she is requiring you to do extra work.  Other than that, her "requirements" cannot affect lender docs.  Sounds like your idea to just send them along and hope for the best is the only way at this point.
