Hey Steve,
we complete Kansas searches and we are licensed in the state of Kansas as abstractors. Many companies are unaware about the abstractor requirement to be licensed in the state and many are yet to care. Many abstractors in Kansas are also unaware they have to be licensed but are finding getting licensed is difficult because they offer the test once in September and once in March. Until the Kansas Department of Insurance really starts cracking down on unlicensed abstractors and the companies that use them things will go on like usual.
I have also found that many that perform title work functions in Missouri (another state requiring abstractors to be licensed), Illinois and Kansas are not licensed to complete work here.
I believe the continued purging of abstractors, due to lack of work, and of title companies, due to lack of work and criminal behavior, will continue the rest of this year and especially this winter. Only the strong, professional and, hopefully, the ethical will be the ones to survive. Like with any industry, it is the 2% that give the rest of the 98% a bad name.
Jay
