Thank You Jay and Kevin for the replies- It is a little ironic that the very organizations that pushed for the licensing now ignore the process that would affirm that a licensed examiner performed the search on their cases since the requirement went into effect. Kind of like a notary not completing the notary fields making their certifications that the real people did in fact sign the documents. It would also seem like any of the searches that were or are being performed are not valid and therefore do not carry the liability coverage that a licensed exam would. There are a whole number of possibilities that arise from this failure to enforce. Do the title companies that you deal with just "let it slide" then as far as any form of certification that a licensed examiner actually performed the title searches?
Thanks again for your input, as with most governmental intrusion into private business , it fails to do what was intended, at least in the original intended way.
