I would have to disagree with you that the title searchers are the MOST important part and everything is based off of what the searcher find in their searches. You can have a search that has all kinds of liens, broken chains of title and God only know's what...ALL of which can be remedied. If you have a lien can that lien not be paid off?, If you have a broken chain of title can that not be fixed. But in a Real Estate transaction if the purchase price of a home is $200,000 but the appraised value is $150,000 that deal dies because there is NO remedy. The bank is not going to lend more on a home than it's market value and the buyer is not going to pay more for a house than what it is worth.
All particiants in a real esate transaction are important because it ensures the lender that they are making a sound investment and in the event of a foreclosure they may be able to recoup there losses and take ownership of the real estate but to say that Title searchers are the MOST important part is an open-ended statment that I am sure each participant in a real estate transaction will disagree with you on. I happen to wear both hats and I happen to disagre with you as well.
