I would have charged for a 3-owner. If we have to go back further, we charge accordingly. It depends on why we had to go back, whether or not we will call the client first. If we know the client and we know that they will be OK with it, we just write the appropriate fee on the search and send it back. If it is a client that I think I might give me a hard time paying for it, I call first to make sure they are aware and they agree to pay the fee.
Then, if they don't pay it we know what kind of client they are... the kind we can do without, and we cut them off.
You are absolutely right about the liability. I have been clamoring about that all week. Abstractors are not compensated to take on the amount of liability we do.
