In a follow up to A Missed Lien, I have posted Liability Disclaimer On Title Searches to provide some of my thoughts on limiting the liability for searching errors.  How many of you use disclaimers on your searches?  Do you think they are enforceable?  You would read the blog post and see what results I have found in two court cases from Pennsylvania.
