I have a disclaimer on my tax section that "Taxes are checked as a courtesy and are not certifed true and accurate unless this report contains a statement from the treasurer. Statements not always available"
A few years ago, one of my counties did not have tax info available for us to 'see', we had to call the Treasurer for payment info. They gave me the wrong info. I always made it a habit to write down the time and date I called and who I spoke to.
As you may have guessed, they told me taxes were paid when they were not. Attorney tried to file a claim, about $1600. My e&o denied the claim because of my disclaimer.
Looking back, I don't see that I could have done anything different on the search. The particular treasurer would not give tax printout statements unless we were the homeowner.
