Ok, I'm going to get to the gist of why I asked. I posed the question on two of the very biggest mortgage website forums in the Universe and both overwhelmingly came to the conclusion that if the Title Report doesn't show a judgment, it's not their responsibility to disclose it. How about that for scarey.
If you have done any deals for Option One as the lender, they are one of the big wholesalers that don't care if a judgment doesn't show on title and shows on the credit report. I was told today that I should be thankful the lenders are throwing me free money for my useless ripoff, that is title insurance.
Just letting you know what the Broker lending side seems to think of us. If you would like, I can post the link for you. It all came about for someone asking who ignores a child support lien.
