That is really no surprise... I have had several title clients in the past that would just prefer that I not show any encumbrances. The less we show, the less work they have to do. I have had a couple tell me that they don't want me to search for easements. We do... just because it is proper practice. They have actually called me and said that they don't we me to show them. "Please remove them from your report," they say. I always tell them the same thing... "if you want to ignore it, that is your prerogative, but I'm not removing it from my report." Why don't they just call the county recorder and ask them to remove the easements from the index; that would be just as silly.
And... that comes from the title side of the industry! Therefore, its not shocking that the lenders would take that view.
