It's the age old story of the love triangle, Robert.  You have lyin' cheatin' title company (TC) courting two abstractors and after a time both of them are suspicious, looking sideways at everyone he talks to, wanting to slash TC's tires and write his name on a water tower or overpass bridge somewhere.  TC knows they'll both vie for his affection so he plays them to the hilt. 

When will they learn?  Way too late.
