Our rate sheet includes a rate for a full search, which is 40 years.  If the current owner has owned it for 40 years or more, it is a full search.  Granted you still only have to write up one deed, but there are many years of indexes to run.  As Micheala has pointed out it can be several sets of indexes in our counties.  You have a set for Mortgages, Deeds, Leases, Miscellaneous, etc... Each of those categories has several sets broken down by various years.  It takes a lot of time to go through them - I wouldn't make enough to pay my examiner if we only charged for a current owner.

Just as you and David may charge more for outlying counties because of the time it takes to get there, we charge more for the time we spend on a full search.  Now like I said earlier... if it does turn out to be a VERY un-common name and my examiner is able to get it done in a reasonable amount of time, we may give them a break.  It all depends on the circumstances.
