He asked for our fees for a current owner. When I gave him the fee, he readily agreed. I reminded him that this fee was for residential property only and that commercial property searches were a minumum $300.

Sure enough, when the search came in a few minutes ago, it is for a commercial property valued at over 2.5 million.
