I have also heard that Pennsylvania is one of the states in which it is less expensive to have a title search performed. When Bridgespan was recruiting abstractors before it went belly up, it commented that it was offsetting the higher cost of work performed in Connecticut with lower cost work done in states such as Pennsylvania. I seem to get a lot of calls from Pennsylvania title companies that are shocked at the cost of work in Connecticut because they are used to the lower prices in Pennsylvania.
Too bad that they can't take the same approach as Bridgespan and pass the expense along to their clients. By the way I do not think that paying the higher cost of work in Connecticut was the cause of the Bridgespan bankruptcy. Bridgespan understood the fluctuations in price from one state to another, and priced itself accordingly.
