This is so right!! When you tell me as soon as you see the issues, I become your ally.  You are helping me discuss it with my client so they are also aware of the issues.  As a former abstractor/title examiner, I might even be able to help! I might have some document copies that help to explain the issues, or a title policy to which we can refer.  If nothing else, at least I know that it's one of "those" files done after "creative closings".
