I have very little problems with payment from my clients.  Several clients I have pay me as I send the invoices in.  Yes, that is right, I send a bill with my orders every day and some send a check out within 3 days.  I pick and chose mostly very well.  Heck, some local attorneys have the check written that day - they respect the fact that I'm a single parent running a wonderful business - that is what a paralegal told me - a very nice comment.

I know you were not talking about clear title but I was lol - my comment was why are they so concerned with it being clear all the way back in title for 60 years in Texas instead of just chancing a current owner commercial search if they are so worried about pricing?  Does the Fed Agencies governing telephone services require this?  I just never knew the answer of why they ask for this just that they do and I do the work - and very well might I add - lol.
