Please don't feel hurt.  Your post actually came on line after my response to Kurt's thread.  You and I have communicated outside this forum enough to understand each others mindset.

I know how tumultuous this industry is.  I know that whenever someone does it cheaper it hurts others' bottom line. 

As I stated, I respect these feelings, worries and business trials and tribulations.  I deal with it too!  It is very difficult for me to obtain and retain new clients when other agencies are "kicking back", greasing wheels, and sending expensive Christmas gifts.  All I can do is try to show my clients and potential clients that although I do not participate in illegal schemes, I do strive to give the very best for the price they or their borrowers pay.

The biggest point I have been trying to make for over one year is "mind your own business" and you should do just fine.  If another is undercutting fees, and as Kevin states in his reply, cutting corners elsewhere to do that, sooner or later they will suffer or potentially fail.  Having said that, we should not focus on what someone in PA is charging compared to us, versus working hard every day to show our client base that at times, you get what you pay for and at times, you win with less overhead by using a cheaper vendor. 

Not everyone can win all the time, however, God Bless the individual who survives honestly, ethically and legally.
