I agree that it is misleading to suggest you could lose your property without the certified deed.  I don't think the ad suggested that.  I think that they simply suggest that it should be of some urgency to maintain this copy.

I take it along the same lines as Premium Gas versus Regular Unleaded...or changing your auto oil every 3k miles.  Both are not urgent, however, are advisable.  Now, do I pay more for gas than many feel is not much better than regular?  Sure.  Do I get my oil changes at 3k miles versus what many think will provide adequate protection through 5k?  Sure.  Do I pay more.  Sure.  Do I sleep better at night....you bet I do.
