Be real careful on those cell tower searches. I have done a few in TN but never want to do another. The land is usually leased to the cell company for the towers then in most cases, the cell tower company leases it to others...over and over. The owner can still borrow money on the land plus the cell tower company ( and whoever they lease it to) usually have liens and/or UCC's and fixture filings on the property. Plus, it seems the property that they lease ALWAYS has title issues related. Just be real careful if you decide to do it and prepare to take a lot of time.
