We do Document Retrievals also, but that is if the client provides info for a specific document (i.e., name, recording date, volume/page reference, etc.)  That's a much different search from what you're describing.

We call that a "Deed & Mortgage Report", in which we find the current vesting deed, provide a tax ID or APN, and run the index against the the Grantor and Grantee for any open mortgages. No assessment values, no tax claim info, no judgments/liens, just a copy of the current deed, with the mortgages abstracted.  Charge: $25.00 plus additional copies if requested.  Just make sure the client knows this in advance.

If you ask me, the Current Owner Search at $35.00 is a much better deal, and I tell my clients this.  For an extra tenner, you get a much more comprehensive report.
