Hello..! Just did a search today; the borrowers had a closed-end loan. A year or so later, a modification was filed & the loan amt. was increased by 20k. I was talking to a guy today who was a party to the same conversation about the potential claim against the abstractor; we both said we'd wish we never heard it & that after dwelling over it and worrying too much, we would just go back to do what we were doing. You are right; I worry about bogus claims too & we can all overlook something & that is enough stress! Though I was thinking of getting a little stamp made up "subject to modifications"!!
