The appraisers did it, why not you guys? Maybe start with an appraiser and find out the pros and cons, then you can even contact an appraiser association and ask them questions. One bad thing to watch, when you go into it this far, the people who end up making all the "rules" and standards are the banks, etc. Ask any appraiser. It's unfair, but it's the ones who buy the services who decide things in the end. Definitly learn about the chain of unintended consequences.
