I got a call today from the vendor manager. She told me that IREP will be doing their title work "in house" from now on and will not be needing independent abstractors. She asked me if I would continue to do the recordings for them. I told her that I would but would not do an update because I did not do the title search.

I also told her that doing their searches online is no guarantee that the title is correct because I have found documents that have been mis-indexed or totally omitted from the online records. The only reason I know this is because I search the courthouse records at the courthouse, where it should be done. I told her that the liability would be on IREP for all of their loans and that they would have no e&o to put a cliam against but their own if there "in house" abstractors made a mistake. She said she understands, she has no clue how they are going to do this but they "have their ways" to search title without going to the courthouse.

I wished her well. I'm not sure how long  IREP and their affiliates will do these searches but I think that they are in for a possible mess.
