I received a request last week from this company for a current owner - for a loan modification. They also wanted this by the end of the next business day. As we all know, not all current owners need to go out of family- especially if the purchase money is with an institutional lender. They just sent it back claiming it was incomplete. It was at this time that they let me know that they had completed as much of the search as they could online (this was not mentioned in the request for a current owner search) and that they expected me to take it back to an out of family deed. That deed is in 1926 or before and it and the wills needed to complete this [not a current owner] search are not available online. None of this information was imparted to me when I quoted them the price and ETA for the current owner search. They have also said if I don't provide what they need, they will not pay my invoice for a current owner search. I sent back the cost to upgrade this search to a full search and a new time frame for completion of the full search.
I feel like they pulled a bait and switch by requesting a current owner when they knew that they needed a full search and by not telling me that they already had part of the search online when they sent me the request. Had I known ahead of time that this was a full search request, I would have turned it down as I didn't have time to take a trip to the courthouse when I accepted the request. Do they do this to other examiners?
