I’m opening this up for discussion because I’m genuinely curious about how others in the industry see the future of title research and public records access. Do you think any of the following could realistically happen in the years ahead?
- County recorder offices — including premium access portals — allowing AI systems to freely enter their platforms, pull documents, and complete a full 30‑year search?
- Title plant providers (TitlePoint, DataTrace, Fidlar Technologies, LandShark, etc.) permitting AI to directly access their systems to perform searches and retrieve images?
- Offline county records becoming fully accessible to AI for research purposes?
- Civil, criminal, and bankruptcy case images becoming universally available online for AI to review and compile for lenders or agencies?
- AI indexing records independently, without those records being submitted to the Recorder of Deeds?
I’d love to hear different perspectives from people across the industry — abstractors, examiners, underwriters, attorneys, surveyors, and tech professionals.
