There is no state statute for marketable title in Missouri.
A lot of people, including attorney's confuse the requirements for a certified title plant with marketable title.
Missouri is a title plant state.
To have a certified title plant in Missouri you must have 45 years of geographical indexes.
A title plant must be used for all searching unless certain conditions are met.
The length of time for marketable title is up to your client.
Missouri also requires the use of a licensed abstractor to even perform document retrievals. Heaven help you if you don't use a licensed abstractor because the state will come after you with penalties and fines.
We at Gateway Title Research, Inc are licensed in Missouri and we are title plant compliant in all 115 counties.
