Wow... 50 orders in one day?... one person?  We have 4 full time examiners and they cover 6 counties - they can't do 50 orders in one day combined.  If they ever did, I would be very worried about the quality.  I can only assume that you have REALLY easy orders in very well organized and indexed counties.  Or maybe your courthouses are open longer? Wow...

But to answer your question... it takes us an average of 45 minutes per current owner to thoroughly research the title.  I have seen others take short-cuts, so I'm sure they are getting more done, but we don't operate that way; too much liability.  My best examiner in our easiest county spent the whole day there and did 16 current owners.  That only happened once that I can remember and that is about 30 minutes per search.

Our full 42-year searches take an average of 2 hours, but sometimes we end up spending a lot more time on particularly difficult searches.

Another thing to consider, no matter how long a search takes, is the liability you incur.  Even if a search is easy and takes only 15 minutes (which I still can't imagine) the liability is still the same and you need to be compensated for that eventual claim, or at least the E&O coverage.

Best,
Robert A. Franco
