Oh and that is what Jason Sheppard is charging too - remember? And Jason, just to add to that, your post stated you didn't think anyone was being derogatory about your pricing - they were! After their comments you stated that you have insurance - having insurance is not making you a qualified abstractor. They really don't care if you have insurance or not if they are going to be hit with major claims and cost them alot of employee hours in defending all the claims and all the legal expense. Sure insurance helps but it doesn't make you qualified.
While I do not know what your experience is other than working in a vendor management office, I do know your age and the possiblity of you having alot of experience would not be a reasonable deduction. My son is actually a couple years older than you and he doesn't do any of my title work. He only gets plats for me, gets taxes for me, delivers packages, get tapes pulled and copies made, and simple retrievals. I would not entrust any title search to anyone without extensive background in law and/or real estate and last but not least - extensive abstracting experience. Abstracting title is alot more than even knowing real estate documents, law and corporate structure - it's putting it together and making sense. It's knowing what applies and what doesn't - it's just not running someone's name and lo and behold everything appears. It is finding what you know is missing because you just know and finding it and that takes a lot of experience.
Please do not take this in the wrong context but coming in on the other side of the market such as you did as an abstractor instead of working in a vendor management company, and putting out pricing and specials that undermine the market, is unsettling to alot of us. I really like you, you are very personable and for all I know you have people that are working in your new company that have alot of abstracting experience and are well-qualified - I am not one to judge what I do not personally know - we just don't like your pricing.
