I have always thought that our clients should share all available information for just that reason. However, the lender is not likely to provide a copy of the credit report to the title company (or VMC), which means that the title company is not likely to provide it to the abstractor. I think this may be because some of the information is not public record and they probably don't want to be responsible for sharing it with others. You never know who, in a client's office, may have access to it.
I have had some clients include the mortgagees on their orders, if they are aware of them. That is always nice to see. In some cases, if we don't find a mortgage in the Mortgagor index, we can run the Mortgagee index to see if it was mis-indexed. Every bit of information we get is certainly helpful.
