Don't get your hopes up yet. This is the worst housing slump in several decades. It will be years before we recover. Inventories are at record levels, construction is down... Prices will have to come way down before it comes back at all. No one wants to buy a house at the beginning of the time when home prices are dropping. The only sellers (meaning those who actually sell as opposed to those who refuse low offers) will be those who have to sell. Everyone else will eventually just take their houses off the market and wait it out. Everything I read says this will be the worst housing slump ever.
Low rates seem to be having absoulutely no effect on sales. They keep going down and so do sales and mortgage apps.
Don't upset your foreclosure clients, they might be all you have for while.
November was my worst month since January of 1997 (started my company in 1975). I expect it to get much worse before it gets better.
Wish I was closer to retirement. I don't know if I'll stick around for the recovery, it might be too far away for me to survive.
The search vault where I work is very quiet. Many employees are working less hours. By 3pm there are only a couple of us still here. I've let all my employees go, just working with my wife. Last time I had to do that was in 1987.
