I agree that it is a good idea to offer those services. I am a licensed agent and I have been offering closing services to my clients for several years. However, most of our abstract clients are not interested. I will not travel to borrower's homes, or surrounding counties, to do a closing and most of them seem to expect that around here.
We really don't work with the VM's anymore... they have unrealistic turn around times, they don't want to pay our fees, and they just aren't knowledgeable enough. We spent more time trying to explain title problems to them than we did doing the searches. They just aren't worth the hassle.
My favorite was a VM that called several time regarding an easement. They insisted that our report was incomplete because we did not provide an "amount" for the easement. I told her there was no amount - it was an EASEMENT. She became indignant and asked me how she was supposed to get a pay-off if there was no amount. Arrrg! You just can't win with a client that employs people who have no business being in this business.
