I would really like to know how much cash that mortgage tax and recording fee can generate for a family bound for Wally World. For a guy like me who is not hip to the possibilities, it seems the obvious pitfalls might ruin the trip. The only way that I can think of to escape the consequences of failing to record mortgages on a regular basis is...well...a quick death. C'mon, are you serious?
The next issue I have with your post up there is the audits by the underwriter. I will grant you the small number of individual files audited, but the escrow accounts are carefully scrutinized. I still have nightmares about the late nights trying to figure out where that extra penny came from, and to whom it needed to be mailed..
Furthermore, what's in it for the bank teller to cash out that payoff check for the attorney? Any title agent who does any kind of business at all is well known to the banker(s) who hold(s) the accounts. Seems like it will be pretty easy to catch that bad boy.
