As a former loan processor, when child support was shown on the credit report, we included that in the debt ratio. If the support was not filed in the county in which the real estate was located, we didn't notify the title company, since it didn't become a lien on the property, but did request a copy of the divorce decree for our files. My personal opinion, yes, the title company should be made aware of the child support lien. I have worked for title companies that asked for a certified copy of the child support order to be filed in the Register of Deeds Office as a requirements in the commitment. I think it is just an underwriters decision.
