I was fortunate enough to slide through a potential claim just a few months ago. A few years ago, I did a current owner search and listed the open mortgages. I did another search on the same property for the same company and once again listed the mortgages. I got a call that I missed a mortgage the first time but I did have it on my second report.
I went to the land records screen and found that the last name of the borrower was misspelled and they did a record change and the clerk notated on the land records screen that it was misindexed until recently. I was lucky that the clerk made that notation and I could not be responsible because it was misindexed the first time. Swwwwooooohhhhh!
