It happens here in Maryland too and it burns me up. What also burns me up is the western Maryland companies that do their searchers online and then call me to run judgments from the courthouse because judgments are not available online or thru Property Insight in the counties I cover. I always tell them that my judgment searches are now for informational purposes only and I will not take any responsibility for a title that I did judgments on and did not do the search altogether. I have found constant problems with the online records. Husband may have a deed of trust listed and when I run the wifes name, it did not get indexed. Mortgages totally missing from online indexes. I ALWAYS do my title work using the court records AT THE COURTHOUSE and NOT online. Shame on the companies that use the MD online records to do a title search here.
