With respect to slow pay/no pay companies or new companies without any credit history...why not tell them to put you on the HUD for payment upon disbursement. That way the disbursement agent pays you rather than an uncreditworthy client. By law the disbursement agent is required to generate funds correctly in accord with the HUD 1 form.

The one drawback is that if the loan is canceled or does not fund there is no disbursement. You may also have to wait until the loan funds for payment, but at least you are assured of getting paid in the event that the loan does fund. 

You can make the client  liable to you in the event that the loan does not fund. The contract is between you and the client. The method of payment through the disbursement agent can be guaranteed by the client.
