I don't what the law is in NC, but in SC, as in all states, attorneys are held to a higher standard than the average  citizen because they are officers of the court.  In SC you can turn an attorney over the Commission of Lawyer Conduct, and the Supreme Court opens a file on them immediately.  It is absolutely amazing how fast an attorney will pay you when the Supreme Court contacts them.  I don't work for vendor management companies, just attorneys.  I don't play, either.  I collect my money.  My invoices are due within ten days.  I send out a past due notice usually within two weeks, if I am not paid.  It is my opinion that attorneys should be required to put the abstract fee on the HUD, either as a cost at closing or paid out of closing.  Unfortunately, this does not happen often.  By law in SC, you have to zero your escrow account within three business days.  And another thought, what ever happened to Title Insurance audits.  Chicago Title used to come into our office at least once a year to audit our escrow account.  Is this still being done.  It seems unlikely to me.
