It's the same problem with out of state companies that do not pay. To get a judgment in Virginia's at the general district court level, then forwarded to the Secretary of State who then transmits it to another state' counterpart, who transmits it to the client's county takes more time and money than it is worth. The problem is that the moochers know it and take advantage of it. So doing a cost/benefit analysis and acting accordingly is the right thing to do in the short term. But in the long term if more abstractors held a hard line perhaps it would cut down on the fraud. A forum like this also is a big help. Perhaps Robert would consider acting as a BBB for the title/abstracting industry. That would be a service worth paying for...a credit report on clients.
