Have any of you title agents ever been provided separate closing instructions from a seller? I have a seller in Arizona, who owns property in Ohio that we are trying to sell. She is actually a co-trustee. We have been working on coordinating this closing for about 2 weeks - delayed due to her vacation cruise. Today I called to tell her that I was sending her docs. She refused to send them back to me until I sign and return "her" closing instructions. The problem is that she won't send me the instructions until she reviews the docs. I have told her that I would like to see the instructions before I send her docs, so I can make sure the docs conform to her instructions, but she won't do this any other way.
First, I have never had a seller provide their own closing instructions. Has anyone else encountered this?
Second, I have never prepared docs BEFORE getting closing instructions.
Third, why did she wait until 2 days before the scheduled closing in Ohio to tell me this?
Sometimes this job is enough to drive you nuts!
