Well George- I report it to the settlement company and they have the detailed information that is required to make that decision, after all, it is our job to "report" what we find, not make a judgment call on that information- that is the job of the title insurance agent or company-and since I am neither- you would have to be calling them your names instead of me- I am just a title examiner.
And with the information you are provided, the last 4 digits, what do you do when the SS#'s have been redacted? Report a judgment that does not belong to the person you are searching, do you cause them to "not get the deal" also? -No, you don't at all, the settlement company takes care of that- either by identifying them properly or with an affidavit that eliminates them from liability. It is just a "title examination" not an "opinion of marketable title".
So save your "Pity poor you" for someone more deserving- like those that take things a little too far!!
