Since SC is an attorney-closing State, perhaps we see more of this than other areas. Savvy Seller's will hire their own attorney (which often is totally unnecessary), and the seller represenative will assure that everything is done to protect seller. Sometimes we see written instructions, sometimes phone calls and emails serve the purpose. Since your seller is a Trustee, it is probably intended to be a safeguard, which is a wise idea. It doesn't matter who makes the first move in getting documents or instructions to the other, there will probably be a couple of exchanges before everything is worked out the the seller's satisfaction.
