Just a thought - like a mechanic's lien - only for abstractors?  To be recorded in the Clerk's Office against the property naming the property owner as well as the lender and company ordering the search.  

Perhaps then we could add to our invoices

" for accounts not paid within 30[-45] days property owners and lenders will be immediately notified that [their vendor of choice] has not paid the account in a timely manner for services performed on their behalf, and that an abstractor's lien will be recorded in the proper jurisdiction against the subject property, as well as the property owner, lender and vendor company". 

Scare tactic?  Would save a lot of attempted phone calls, unanswered snail mail, emails, etc., and trips to small claims, and time lost for all of this.

Like unpaid real estate taxes, an abstractor's lien could follow the subject property until paid.

Any attorneys out there with a thought on this?
