It's funny how people always see things from their own shoes. We are such humans. OK, nuff a that.
I know everybody has their own way of invoicing, but I thought I'd just throw this up here. Please, abstractors, send an invoice with each search.
Titles move through a title agency file by file and as the examiners review the abstract, the fees for the HUD are normally set up. Having to guess is not good. Things can move pretty quickly and sometimes a file moves to closing before that invoice arrives.
A couple of months ago we started voluntarily putting the abstract fee on our HUD's and in many cases paying the invoice with the checks cut from the HUD. If we don't have the invoice, there's never a check cut at close and the invoice will get processed into accounts payable at the end of the month or whenever it arrives.
