First of all, I can't imagine a full 60 year search where pertinent pages of the open mortgages are not requested.  Secondly, addresses mean nothing.  I get addresses all the time on orders that are nothing more than MAILING addresses that quite often are just down the street from the property being searched.  It's very common for people to own a rental home down the street from the home they live in.  Thirdly, I would imagine that the courthouse database showed that mortgage as a related instrument, because the legal matched it.  The abstractor made no error in the initial search, the error was in not requesting copies.
